The villa offers two primary living areas. On the ground floor, an open-plan living room is bathed in natural light from floor-to-ceiling sliding glass doors leading to the main terrace and pool. One side of the room features a spacious lounge area with multiple sofas and armchairs, while the other houses a sleek kitchen island with a five-burner cooktop and a modern glass dining table beside a large window.
The second open-plan living area on the second floor includes a professional-grade kitchen—perfect for catering to large groups—with a double-door American-style refrigerator. Beyond the kitchen, the expansive space features two distinct lounge areas and a dining section, all stylishly decorated with contemporary artwork. Large doors lead directly to the terrace.

Outdoor Spaces
Days at Villa Mesmerize revolve around the stunning infinity pool on the ground floor, surrounded by an elegant sun deck with loungers, flanked by two terraces—one with direct access to the villa. Both main terraces on the pool level are furnished with stylish lounge seating. Adjacent to one of the terraces is a superb outdoor kitchen with a retractable roof, allowing for year-round use. Here, you’ll find dining tables alongside two striking blue-tiled kitchen units equipped with multiple sinks, a cooktop, and a magnificent pizza oven. This space is perfect for laid-back al fresco dining, an exclusive chef-prepared meal, or a hands-on pizza-making class.
A similarly elegant terrace on the first floor is furnished with plush sofas and armchairs arranged around a decorative rug. The second floor features another expansive terrace, wrapping around the villa and offering a spectacular dining area.
In fact, the entire exterior of the villa is a network of terraces, all boasting stunning sea views. In addition to the main terraces, several manicured lawns face the ocean, including a charming area with café-style tables and chairs.
Golf lovers will appreciate the private putting green—a rare luxury in villas of this region! Other outdoor features include a football field and a fantastic play area for young children, complete with a slide, swings, trampoline, and other fun equipment. BEDROOMS & BATHROOMS. Bedrooms are mainly split across the first and third floor.

Ground floor: Accessed from main terrace with pool
• Living room 1 with kitchen
• Bathroom with bath, sink, bidet, wc and hair dryer
• Guest bathroom with sink. Additional fridge.
First floor: Accessed via an internal 16-step staircase only. An internal lift runs between the first and third floor only.
• Bedroom 1: Queen size bed, air conditioning and TV. Ensuite bathroom with shower, sink, bidet, wc and hair drier. Access to sea view terrace.
• Bedroom 2: with 2 single beds, air conditioning. Access to sea view terrace.
• Bathroom with shower, sink, bidet, wc, hair drier (for room 2). Access from corridor only.
• Bedroom 3: with ensuite bathroom with shower, sink, bidet, wc and hair dryer and access to sea view terrace. Queen size bed and low cushioned seat, air conditioning and TV.
• Bedroom 4: with 2 single beds, air conditioning. Ensuite bathroom with shower, sink, bidet, wc and hair dryer. Access to sea view terrace.
• Bedroom 5: Queen size bed, air conditioning and ensuite bathroom with shower, sink, bidet, wc and hair dryer. Access to sea view terrace.
Second floor: Accessed via the internal lift from the first floor, or an external staircase. There are no bedrooms on this floor.
• Living room 2 with professional style kitchen, dining area and access to sea view terrace.
• Guest bathroom with toilet and basin.
Third floor: Accessed via the internal lift from the first floor, or an external staircase.
• Bedroom 6: With queen size bed, air conditioning, ensuite bathroom with shower, sink, bidet, wc and hair dryer and sea-facing window.
• Bedroom 7: With queen size bed, free standing bath, air conditioning, TV and a sea view private terrace with outdoor shower. The room also has an ensuite bathroom with a shower and double sink, bidet, wc and hair dryer.
A dependence to the rear of the villa is occupied by the villa staff that will serve you breakfast each morning and be in charge of the daily cleaning. They have a separate entrance and are very discreet.

Extra cost
